October is here, and for the first time in quite a while, the Richmond real estate market seems to be taking a bit of a breather.

Note: This post describes the Richmond market in fall 2026. Conditions change from month to month, so treat this as a record of that time rather than today's market. For the most recent numbers, see our latest Richmond market updates.

THE SHORT ANSWER

As of early October 2026, the Richmond-area market feels calmer than it has in years. We're seeing more homes to choose from, buyers taking more time to decide, and fewer bidding races. It isn't a balanced market yet, but it may be heading that way. For buyers and sellers alike, that means expectations and strategies may need to adjust.

What Changed in Fall 2026?

Over the past few years, buying a home in Richmond often felt like a race. Homes went fast, buyers had to decide in a day or two, and multiple offers were common in a lot of neighborhoods and price ranges.

In fall 2026, Heather and I were seeing something different:

  • More homes available to choose from.

  • Buyers having a little more time to make decisions.

  • Fewer situations where everything feels like a race.

We're not ready to call it a balanced market. Well-priced, well-prepared homes in desirable areas still move. But the pace has eased, and that changes how buyers and sellers should approach the next few months.

Buyers Think It's 2008. Sellers Think It's 2021.

We shared a picture on Facebook with a caption that got a lot of laughs: "Buyers think it's 2008. Sellers think it's 2021. And we still think we are 35 years old."

It's funny because it's true. Some buyers are waiting for prices to crash. Some sellers are still expecting a bidding war on day one. Here's the spoiler: the market doesn't care what any of us thinks.

The market decides. The market is always right. Anyone trying to operate outside the reality of today's market is in for a big disappointment.

What This Means for Sellers

When buyers have more choices, they compare more carefully. Your home isn't being measured against what a neighbor's house sold for in 2022. It's being measured against the other homes for sale this week.

That makes the basics matter more than ever: an honest price based on today's competition, a home that's prepared to show well, and a strong first week on the market. If you're thinking about listing in a market like fall 2026 or the spring that follows, start the conversation early so there's time to get those pieces right.

What This Means for Buyers

A calmer market gives buyers something they haven't had much of lately: time. Time to see more than one house, to think it over, and to use the inspection period the way it was meant to be used.

That doesn't mean the good ones sit around. A well-priced home in a popular neighborhood can still draw strong interest. Get preapproved, know your comfortable budget, and be ready to move when the right house comes along.

One More Reason to Love October in Richmond

Outside of real estate, October is one of our favorite months here. Cooler mornings, changing leaves, Halloween around the corner, and one of the best weekends of the year: the Richmond Folk Festival, October 9 through 11 on Brown's Island.

If you've never been, put it on your list. It's free, it's right on the riverfront, and it's one of those events that reminds us how much Richmond has to offer. And if you're looking for more ways to get outside in the fall, check out our top 7 Richmond hidden gems.

Frequently Asked Questions

Is the Richmond housing market slowing down in fall 2026?

It's taking a breather. Curt and Heather Reichstetter of Two Dog Realty are seeing more homes available, buyers taking more time to decide and fewer situations where every house turns into a race. It isn't a balanced market yet, but it may be moving in that direction.

Is fall 2026 a good time to buy a home in Richmond?

For many buyers, it's a better time than they've had in a while. More choices and less pressure mean more room to compare homes, use the inspection period carefully and negotiate. Good homes that are priced well still sell, so being preapproved and ready still matters.

Should Richmond sellers lower their price in a market like fall 2026?

Not automatically. The right price is the one that makes sense next to the homes buyers are comparing yours to when you list. Sellers who price to today's competition and prepare the home well still do well. Pricing to what a neighbor got two or three years ago usually means sitting longer.

Is the Richmond market back to 2008 or 2021?

Neither. Some buyers are waiting for 2008 prices and some sellers are hoping for 2021 bidding wars. Today's market is its own market, and it rewards the people who price, shop and negotiate based on what's actually happening now.

When is the 2026 Richmond Folk Festival?

The 2026 Richmond Folk Festival is October 9 through 11 on Brown's Island along the downtown riverfront. Admission is free.
