Brokerage Disclosure

Two Dog Realty is an independent real-estate brokerage licensed in the Commonwealth of Virginia. Curt and Heather Reichstetter provide direct-service real-estate guidance through the brokerage.

Purpose of this page. This general website notice explains that real-estate licensees may represent different parties in a transaction. It is not the transaction-specific disclosure, agency agreement, buyer agreement, listing agreement, or consent form required for a particular client or property.

Virginia disclosure timing. Virginia law requires a licensee who has a substantive discussion about a specific residential property with an actual or prospective buyer or seller who is not the licensee’s client and is not represented by another licensee to disclose any brokerage relationship the licensee has with another party. The disclosure must be made in writing at the earliest practical time and no later than when specific real-estate assistance is first provided, subject to the law’s stated exceptions and requirements.

Who we represent. Depending on the written agreements and facts of a transaction, a licensee may represent a buyer, seller, landlord, or tenant, or may have another role permitted by Virginia law. We will explain our role, any material relationship with another party, and the duties and limits that apply before providing transaction-specific representation. Do not assume that Two Dog Realty or one of its licensees represents you solely because you visited the website, attended a showing, exchanged general information, or submitted a form.

Written documents control. The specific agreements and disclosures signed for a transaction govern the brokerage relationship, services, duties, compensation, confidentiality, and any consent to permitted representation. Ask questions before signing and keep copies of your documents.
